Pros
Key is to apply many thin layers and allow a lot of drying time in-between. Coated exterior makes them last so much longer. Durable and long lasting.

Had some gutter issues and need to fill the voids at the footer and house baseboards, this worked perfect no more leaks.
We use this product often and it is a great sealant.
Thick applications will goop and run on vertical surfaces and not allowing it to dry completely risks it failing to adhere properly.

At the time, i thought that it was a good deal, since another contractor wanted to tear off the old asphalt, and charge more money.
Finally, i located the flexseal product on amazon, and applied a fair amount to the wall where the rain was coming it.

He told me that i didnt need the old asphalt torn off since he stated that it was still good hence he opted to install new asphalt over the old one

However what the contractor didnt realize was that in applying another layer over the old one he essentially elevated the asphalt

Hence when it rained the rain which was lying on the elevated asphalt would drain through the garage door into my garage floor
