Pros
My garage door was so abused & needing replaced. I am pleased to report that the seals replacement is a complete success.
Cons
A sticky residue accumulates and hampers my procedure. This is really just an inconvenience to me. Formally it is really rubber foam, but in my case it is unusable.

If your concrete is more than about 1/4" low on one side i would shell out the coin to get the channel type seal setup to put on your door.
My door seal was about 30 years old and didn't work anymore.
